1. Acceptance of these terms

By requesting or allowing work by Scottsdale Leak Detection Pros, or by using our website, you agree to these Terms of Service. If you do not agree, do not use the site or schedule service.

2. Who we are and what we do

We provide leak detection and leak repair services in and around Scottsdale, Arizona. Services include: water, pool, slab, gas, sewer, toilet, pipe, underground water, wall, ceiling, and water heater leak detection; and slab, water line, pipe, sewer line, pool, toilet, faucet, water heater, gas line, underground, bathroom, shower, bathtub, and sink leak repair.

3. Estimates and pricing

We explain the work and provide a written estimate before work starts, when conditions allow. Estimates are based on what we can see and test at the time. Hidden conditions may require additional work and cost. If the scope changes, we discuss options and get your approval for any price change before proceeding.

4. Scheduling and arrival windows

When you call, we provide an arrival window. Scheduling may change due to job conditions, weather, traffic, parts availability, or safety issues. If we need to reschedule, we let you know as soon as we can.

5. Access to the property

You agree to provide safe access to the work area, including access to water, gas, and electrical shutoffs as needed. An adult with authority to approve work must be present. Pets must be secured away from work areas.

6. Diagnostics and authorization

Leak detection may involve non-invasive and invasive methods. You authorize reasonable diagnostic testing, such as pressure tests, acoustic listening, and dye or tracer tests. If opening walls, ceilings, floors, or slabs is required, we explain why and get your approval before any cutting or drilling.

7. Restoration after access work

Our work may require creating access openings. Unless the estimate specifically includes restoration, patching, painting, tile, flooring, cabinetry, landscaping, and other finish work are the owner’s responsibility.

8. Parts, materials, and special orders

We may use new or equivalent materials consistent with the approved scope. Special-order parts or permits may require a deposit. If a specified part is discontinued or unavailable, we will discuss comparable options and any cost difference before proceeding.

9. Safety and hazardous conditions

If we find unsafe conditions (including active gas leaks, structural issues, or energized hazards), we may pause work until the area is made safe. If you suspect a gas leak, evacuate the area and call 911 or your gas utility before calling us. We do not operate equipment in an unsafe manner or bypass safety devices.

10. Customer responsibilities

You are responsible for: disclosing known issues and prior repairs; securing personal property near the work area; and complying with HOA or property rules. Unless agreed in writing, you are responsible for permits, inspections, and utility mark-outs beyond standard 811 requests.

11. Payment terms

Payment is due as stated on your estimate or invoice, generally upon completion of the approved work. Deposits may apply to larger projects or special orders. Accepted payment methods are listed on your invoice. Late or returned payments may incur fees allowed by law.

12. Changes, cancellations, and no access

If you need to change or cancel an appointment, call us. If we arrive and cannot access the property or the scope materially changes without prior notice, a trip or diagnostic fee may apply, as shown on your estimate or invoice.

13. Photos and documentation

We may document site conditions and work performed with notes, measurements, and photos for your records, workmanship tracking, training, or insurance communication. We do not share personally identifying images for marketing without your permission.

14. Website use

The content on our website is for general information about our services. We try to keep it accurate but it may not reflect current availability or pricing. Do not copy, scrape, or reuse site content without written permission.

15. No emergency monitoring duty

We do not monitor messages or the website for emergencies. In an emergency such as a suspected gas leak or major water release, evacuate if needed and contact emergency responders or your utility first, then call us when it is safe.

16. Warranties and disclaimers

To the fullest extent allowed by law, we disclaim implied warranties for the website and information provided on it. Any workmanship or manufacturer warranties for service work, if offered, will be stated in writing on your estimate or invoice. We are not responsible for pre-existing conditions, hidden defects, normal wear, or failures outside the approved scope of work.

17. Limits of liability

To the fullest extent allowed by law, our liability for any claim related to our services or website is limited to the amount you paid us for the specific work at issue. We are not liable for indirect, incidental, special, or consequential damages, including water loss, loss of use, business interruption, or mold growth, except as required by law.

18. Indemnification

You agree to indemnify and hold us harmless from claims and costs arising from your breach of these terms, your instructions, or conditions at the property that we did not cause, except to the extent caused by our negligence or willful misconduct.

19. Force majeure

We are not responsible for delays or inability to perform due to events beyond our control, including severe weather, utility outages, supply interruptions, labor shortages, or emergencies.

20. Changes to these terms

We may update these terms from time to time. The version posted on this page is the current version. Continued use of the site or scheduling service after changes means you accept the updated terms.

21. Governing law and disputes

These terms are governed by Arizona law. Venue for any court action will be in the state or federal courts located in Arizona. If a part of these terms is found unenforceable, the rest remains in effect.
